Now imagine the final multi level car park you have navigated into, anywhere in Dubai. The columns of support above your head were not cast on-site, in the desert heat, but were poured in a factory, cured, and then craned into place. Precast concrete has been at work there — and it underpins a bigger part of the UAE’s built environment than many people realize.

So, what are precast concrete columns?
Precast concrete column is produced in factory and then delivered to the construction site for assembly, not built on site. Formwork, rebar fixing, pouring, curing and stripping is onsite, dependent on weather conditions, takes longer and more difficult to maintain consistency between columns.
In the factory, much of that guesswork is eliminated. Precast columns can be used in about 24 hours versus a minimum 7-day cure time for cast-in-place columns, according to Wright Construction, using accelerated steam curing. That difference in cure time means instant cost and schedule savings on a UAE construction programme.
In a precast frame, the vertical path of load is spread throughout the columns. They can be reinforced with embedded steel to provide tensile strength for withstanding bending forces due to wind and eccentric loading – this is a real design requirement in a country that is hit by wind storms regularly and has towers of great height.
The UAE is constructing more buildings with precast columns
The move towards precast is not a coincidence, it’s an adaptation to the market in the UAE.
The construction rate is high here, and it is done in a large scale with not much time to spare. Add to that extreme heat in the summer and the ever-increasing regulations, and it’s easy to see why factory production is the only viable option.
The UAE requires fire resistance to be a key part of the structure, and Abu Dhabi Precast says it has pre-stressed beams and columns with high strength concrete, which is casted in the factory, and is dense and durable enough that there is no need to add a second layer of fireproofing.
There’s also the labour-management angle. It’s really a challenge to coordinate a large staff outdoors in 45° summer heat. That work is moved to a climate-controlled factory, which enhances quality control and keeps the fresh concrete from having heat-related defects.
A superstructure completed in approximately six months, a fast timeline for a 16m span car park with a multi-level parking structure – Dubai Precast have a proof point to share with car park structures; they installed a fully precast superstructure to a project very near the Ibn Battuta Mall in about six months, a turnaround that won the project owner over.
Precast concrete columns come in various shapes and sizes
There are several different column cross sections available for precasting, each designed to address specific structural and/or architectural requirements.
The column is a rectangular shape and the square column is a square shape
This is the most popular profile in UAE market. The range of standard precast column sizes in multi-storey structures given in the 2026 reference guide of Concretemetric is 300×300 mm to 600×600 mm. They are simple to cast, simple to join and they fit most common structural frames.
Circular Columns
The forces in the columns are evenly distributed in all directions in a circular column. The circular profile – with continuous spiral reinforcement – is one of the strongest and most ductile profiles that can be obtained, according to Wright Construction, because the round profile gives even distribution of strength around the profile and the spiral reinforcement binds the concrete core.
Circular columns are common in many buildings in the UAE, especially in the parking areas, commercial lobbies, and on building facades, where they must not only function but also be aesthetically pleasing.
Custom Profiles: Irregular Profiles.
Some projects do not fall into a typical section. PCI Gulf South lists typical precast column cross-sections running from 300 mm × 300 mm (12″ × 12″) up to 600 mm × 1200 mm (24″ × 48″).
Gulf Precast is able to cast up to 5 storeys high or approximately 18 metres of column in one single lift. In the case of low to mid-rise structures, that elevation is sometimes enough to eliminate the need for column splicing, thereby facilitating building erection as well as connection design.
The three basic types of base connections are grouted sleeves, socket foundations, or a combination of bolted base plates and grouted sleeves. Dubai Precast adopts the most appropriate method for every project, according to the loads and site conditions. It’s important to get the connection detail right at design stage, one of the more costly items to correct after erection.
The use of Precast Columns in the UAE
In the UAE market, precast concrete columns can be seen in almost all the types of buildings.
Multi-Storey Car Parks
This is the most typical use for precast. These are great things for it as they allow for long clear spans, repetitive layouts and tight programmes. Commercial and Mixed-Use Developments.
Again precast columns are increasingly being specified, due to their clean finish and construction speed. Abu Dhabi Precast says columns are also frequently combined with other precast components, such as wall panels, hollow-core slabs or double tees, to provide a complete, finished structural aesthetic throughout the building.
DM Approval: What’s Required of Precast Column Manufacturers
Dubai Municipality requires precast concrete with no negotiations. Once a project begins, it saves a lot of time and money to understand them.
Factory Certification
Manufacturers should be factory certified. Readymix Concrete Plants, Precast Concrete Factories and Central Batching are regulated by Administrative Decision No. (316) of 2012 issued by DM.
According to this decision, all precast concrete factory is required to get Conformity Mark from the Dubai Central Laboratory — Certification and Quality Control of Products Section (DCLD-CQPS) under Dubai Municipality.
This is a factory certification, and not a project certification. No products can be used on a Dubai project if the manufacturer is not on DM’s approved list of manufacturers — no exceptions.
Structural Design Compliance
Precast concrete and other heavy structural components must be securely tied together at each level or tied directly to their supports as required by the design code as per the requirements of DM’s Building Code.
Overlap lengths should be designed to accommodate tension and column-to-column and column-to-beam connections should be drawn to accommodate tension forces. The structural design work should be done by an engineer who is licensed in Dubai.
Project-Level Building Permits
The architectural, structural and MEP drawings need to comply with the requirements of Dubai Municipality and be submitted via the Dubai Municipality portal.
Each application is reviewed and comments/rejections for incomplete or non-compliant applications are submitted via the Buildings Regulation and Permits Agency (BRPA). Avoiding this is best achieved by engaging an experienced structural consultant, who knows the challenges of project implementation in the field of DM.
Approved Building Systems
For building systems, contractors and consultants must ensure that the building systems they are specifying are DM approved. Submissions go through the Dubai Building Permits System (Dubai BPS) or via email to bsa@dm.gov.ae.
This is not just for the column design, it is for the whole precast system: including the connection methodology as well as material specification.
